# Leads Overview

> What a lead is in Menaia and how it moves through your pipeline — from first contact to a won client — with links to every step.

A **lead** is a potential customer you're working toward winning. It holds everything you need to follow up: who to talk to, where the property is, how they found you, and where things stand. Leads live on the **Leads** page, which is your pipeline — every lead you're working sits here until it's won or closed.

This page gives you the big picture. Each step below links to a short how-to with the exact buttons and fields.

## How a lead moves through your pipeline

Most leads follow the same path. You won't always do every step in order, but this is the shape of the journey.

<Steps>
  <Step title="Create the lead">
    Capture the primary contact, the property address, and a few details to start working it right away. A last name and a phone number is enough to save one.

    See [Create a lead](/guides/leads/create-a-lead).
  </Step>

  <Step title="Qualify it">
    Get the lead ready for the team: assign a **branch**, a **client coordinator**, a **status**, and any **tags** so the right people pick it up and it's easy to find later.

    See [Qualify a lead](/guides/leads/qualify-a-lead).
  </Step>

  <Step title="Schedule a site visit">
    Book a lead activity on the calendar — the date, the time, and who's going — so someone can visit the property and move the lead forward.

    See [Schedule a site visit](/guides/leads/schedule-a-site-visit).
  </Step>

  <Step title="Turn it into a client">
    Once the visit is confirmed and the lead looks solid, convert it into a client and project so the work moves out of your pipeline and into delivery.

    See [Turn a lead into a client](/guides/leads/turn-lead-into-client).
  </Step>
</Steps>

## Keeping a lead up to date

As you work a lead, a few things tend to change. These guides cover the details.

  <Card title="Edit a lead and add contacts" icon="user-pen" href="/guides/leads/edit-and-contacts">
    Update contact and property details, and add secondary contacts like a spouse, tenant, or property manager.
  </Card>

  <Card title="Set the source, confidence, and referral" icon="share-nodes" href="/guides/leads/source-confidence-referral">
    Record where a lead came from, how strong it looks, and who referred it — including a salesperson when the source asks for one.

## Finding your way around

When your pipeline fills up, you'll want to search, narrow it down, and see where everything is.

<Card title="Browse, filter, and map your leads" icon="magnifying-glass" href="/guides/leads/browse-filter-map">
  Search your pipeline, narrow it with filters, and switch to the map view to see where your leads are on a map.

## A few things worth knowing

<Note>
  Your organization defines its own set of lead **statuses**, so the exact options you see when moving a lead along the pipeline are the ones your team set up.
</Note>

* **A branch comes before a site visit.** A lead needs a branch assigned before you can schedule a site visit for it. Once a visit is on the calendar, the branch locks so it can't be changed by accident.
* **Tags do double duty.** Tags you add to a lead also become filters on the Leads list, so you can tag a batch and work them as a group.
* **You can start small.** You don't need every field to save a lead. Capture what you have, then fill in the rest as you learn more.
